Soft Washing vs. Pressure Washing: What's the Difference and When Do You Use Each?

If your roof has dark streaks or your siding is turning green, you've probably typed "pressure washing near me" and started calling around. Most people don't find this out until it's too late: pressure washing isn't the right tool for half the surfaces on your house. Point 3,000 PSI at a shingle roof or old wood siding and you won't just clean it. You'll wreck it.

That's where soft washing comes in. The difference between the two methods is the whole game, because using the wrong one is exactly how homes get damaged.

What is pressure washing?

Pressure washing is what most people picture. A machine pushes water through a narrow nozzle at high pressure, and that force blasts off dirt, grime, and buildup. On the right surface it works great. The pressure does the work.

The catch is that same force is strong enough to gouge wood, crack the coating on your driveway, blow water behind your siding, and strip paint. High pressure and a delicate surface don't mix.

What is soft washing?

Soft washing flips the approach. Instead of relying on force, it uses low pressure (about the strength of a garden hose) and a cleaning solution that does the actual work. The solution breaks down algae, mold, mildew, and the organic gunk that grows on shaded, damp surfaces. Then we rinse it away.

Because there's almost no force involved, soft washing cleans surfaces that would get torn up under a pressure washer. It also gets deeper. Pressure washing knocks the green off the surface. A proper soft wash kills the organisms causing the stain, so it stays clean a lot longer.

Here in Georgia, that matters. Our humidity, shade, and long warm season are perfect for algae and mildew. Every summer we see the same green film creep across north-facing walls and roofs all over Cobb and Cherokee County. Blasting it off buys you a few months. Treating it buys you a couple of years.

When to use soft washing

Soft washing is the right call for anything delicate, or anything growing organic staining. That covers most of the vertical and up-top surfaces on your home:

• Roofs (those black streaks are algae, and pressure washing a roof voids most shingle warranties)
• Vinyl, wood, and painted siding
• Stucco and painted surfaces
• Fences and wooden decks
• Screens, skylights, and gutters
• Pool cages and pool decks

If you can dent it, splinter it, or force water behind it, it needs a soft wash. That's most of your house.

When to use pressure washing

Pressure washing earns its keep on hard, flat surfaces that can take the force:

• Concrete driveways and sidewalks
• Brick and stone patios
• Paver walkways
• Garage floors

These surfaces build up stains that a cleaning solution alone won't lift: oil spots, tire marks, red clay, years of grime. Here the pressure is the point. We'll still pre-treat with a solution and dial the pressure to the surface, but the machine does the heavy lifting.

The mistake that costs homeowners the most

Using the wrong method. We get calls every season from folks who rented a machine, went at their roof or their soft wood siding, and ended up with stripped paint, splintered boards, or water damage inside the wall. A rented pressure washer doesn't come with a warning label that says "this will destroy your shingles."
